Terms of Service

1. Acceptance of Terms
By accessing or using PorchLite ("the Service"), you agree to be bound by these Terms of Service ("Terms"). If you do not agree to these Terms, please do not use the Service.
We reserve the right to modify these Terms at any time. We will notify you of any changes by posting the updated Terms on this page. Your continued use of the Service after such changes constitutes your acceptance of the new Terms.
2. Description of Service
PorchLite is a vacation property management platform that helps property owners and managers:
- Manage property information and details
- Coordinate reservations and bookings
- Organize tasks and checklists
- Track inventory and supplies
- Communicate with team members and guests
- Create and share property guides
3. Account Registration
To use certain features of the Service, you must create an account. You agree to:
- Provide accurate, current, and complete information
- Maintain and update your information as needed
- Keep your password secure and confidential
- Notify us immediately of any unauthorized access
- Be responsible for all activities under your account
You must be at least 18 years old to create an account and use the Service.
4. Subscriptions and Billing
PorchLite is sold as an auto-renewing subscription, priced per home. New PorchLite accounts include a 30-day free trial of the Service with full access for one home, granted when you create your account; no payment method is required to start it. This trial is provided by PorchLite and is not an App Store introductory offer.
Plans and pricing
- Your first home: $24.99 per month, or $239 per year
- Each additional home: $14.99 per month, or $143 per year
Prices are in U.S. dollars and do not include any applicable taxes. Prices shown in the PorchLite iOS app are set in App Store Connect and may differ by storefront and currency. The price displayed to you at the time of purchase is the price that applies.
Automatic renewal
Your subscription renews automatically at the end of each billing period — monthly or annual, depending on the plan you chose — until you cancel it. If you subscribed through the iOS app, Apple charges the renewal to your Apple Account within 24 hours before the current period ends, so you must cancel at least 24 hours before that point to avoid it. If you subscribed on the web, the renewal is charged at the start of the new period, and cancelling any time before the current period ends prevents it.
Purchases made through Apple
If you subscribe inside the PorchLite iOS app, your purchase is an Apple In-App Purchase. Payment is charged to your Apple Account at confirmation of purchase, and the subscription is administered by Apple rather than by us. Those purchases are additionally governed by Apple's Licensed Application End User License Agreement and the Apple Media Services Terms and Conditions.
Cancellation
- If you subscribed on the web: cancel at any time from your account settings.
- If you subscribed through the iOS app: cancel at any time in your Apple Account settings, under Subscriptions. We are not able to cancel an Apple subscription on your behalf.
Cancelling stops the next renewal. Your access continues through the end of the period you have already paid for. Deleting the app does not cancel a subscription.
Refunds
- If you subscribed on the web: we do not offer refunds for partial billing periods. If you believe you were charged in error, contact us at legal@porchlite.app within 30 days of the charge.
- If you subscribed through the iOS app: refunds are issued solely by Apple under its refund policy. Request one at reportaproblem.apple.com. We are not able to issue refunds for App Store purchases.
Price changes
We may change subscription pricing. We will give you notice before a change takes effect, and a new price applies only to billing periods beginning after that notice. For Apple subscriptions, price increases follow Apple's consent rules and may require your agreement before the subscription renews. If you do not accept a new price, you may cancel before your next renewal.
5. User Content
You retain ownership of content you submit to the Service ("User Content"). By submitting User Content, you grant us a non-exclusive, worldwide, royalty-free license to use, store, and display your content as necessary to provide the Service.
You are solely responsible for your User Content and agree not to submit content that:
- Is illegal, harmful, or violates any laws
- Infringes on intellectual property rights
- Contains malware or harmful code
- Is false, misleading, or deceptive
- Harasses or threatens others
Zero tolerance for objectionable content and abusive users. We have no tolerance for objectionable, harassing, hateful, or otherwise abusive content or conduct. You can report any User Content you find objectionable from within the app, and property owners and managers can remove any post or comment on their property. We review reports and remove content that violates these terms — typically within 24 hours — and may suspend or terminate accounts of users who engage in abusive behavior or repeatedly violate this policy. You may also block another user to stop seeing their content.
6. Acceptable Use
You agree to use the Service only for lawful purposes. You shall not:
- Violate any applicable laws or regulations
- Interfere with or disrupt the Service
- Attempt to gain unauthorized access to the Service
- Use the Service to send spam or unsolicited messages
- Impersonate another person or entity
- Collect user information without consent
- Use automated systems to access the Service
7. Property Management
When using PorchLite to manage properties, you acknowledge that:
- You have the legal authority to manage the properties you add
- You are responsible for the accuracy of property information
- You will comply with all applicable rental and property laws
- You are responsible for managing access permissions appropriately
- PorchLite is a management tool and does not guarantee bookings or revenue
8. Team Members and Invitations
Property owners and managers can invite team members to collaborate on property management. By inviting users:
- You grant them access to property information based on their assigned role
- You are responsible for managing their permissions
- You can remove their access at any time
- You acknowledge that invited users may create or modify content
9. Intellectual Property
The Service, including its design, features, and content (excluding User Content), is owned by PorchLite and protected by intellectual property laws. You may not copy, modify, distribute, or create derivative works without our permission.
10. Disclaimer of Warranties
THE SERVICE IS PROVIDED "AS IS" AND "AS AVAILABLE" WITHOUT WARRANTIES OF ANY KIND, EITHER EXPRESS OR IMPLIED. WE DO NOT WARRANT THAT THE SERVICE WILL BE UNINTERRUPTED, ERROR-FREE, OR COMPLETELY SECURE. YOUR USE OF THE SERVICE IS AT YOUR OWN RISK.
11. Limitation of Liability
TO THE MAXIMUM EXTENT PERMITTED BY LAW, PORCHLITE SHALL NOT BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, OR PUNITIVE DAMAGES, INCLUDING LOSS OF PROFITS, DATA, OR BUSINESS OPPORTUNITIES, ARISING FROM YOUR USE OF THE SERVICE.
12. Indemnification
You agree to indemnify and hold harmless PorchLite, its officers, directors, employees, and agents from any claims, damages, losses, or expenses (including legal fees) arising from your use of the Service, your User Content, or your violation of these Terms.
13. Termination
We may terminate or suspend your access to the Service at any time, with or without cause, with or without notice. Upon termination, your right to use the Service will immediately cease. You may also delete your account at any time through the app settings.
14. Governing Law
These Terms shall be governed by and construed in accordance with the laws of the United States, without regard to conflict of law principles.
15. Dispute Resolution
Any disputes arising from these Terms or your use of the Service shall first be attempted to be resolved through good-faith negotiation. If negotiation fails, disputes shall be resolved through binding arbitration in accordance with the rules of the American Arbitration Association.
16. Severability
If any provision of these Terms is found to be unenforceable, the remaining provisions will continue in full force and effect.
